Flake Garage Floor Coating in Portland, OR | Completed In 1 Day

Project Overview
This flake garage floor coating job was a residential garage in Portland, OR. The job covered the concrete floor and the stem walls around it, so the whole space reads as one finished surface instead of a coated floor with raw concrete edges.
We used a polyaspartic system with 1/4 inch Smoke flakes, finished with one thick clear coat.

Challenges Faced
Like most garage slabs, this one had cracks and control joints running through it. If you coat right over those, they telegraph through the finish and the coating can let go at the edges, so they had to be filled and ground flush before any coating went down.
The stem walls added detail work. They are vertical, so the base coat and flake have to be applied by hand along the edge where wall meets floor, and that line has to look clean when the job is done.
Our Flake Garage Floor Coating Process
- Ground the entire floor so the coating has a clean, open surface to bond to.
- Filled the cracks and joints, then ground the fills flush with the slab.
- Rolled out the polyaspartic base coat on the floor and stem walls.
- Broadcast 1/4 inch Smoke flakes into the wet base coat for full coverage.
- Applied one thick clear polyaspartic topcoat to lock the flake in.
Final Results
The homeowner now has a garage floor and stem walls finished in one even Smoke flake surface, with the repaired cracks and joints no longer visible.

Frequently Asked Questions (FAQ)
How long does a flake garage floor coating take in Portland, OR?
This 420 sq ft garage, including stem walls, took our two-person crew about one working day from grinding to the final clear coat. Larger floors or slabs that need more crack repair can take longer.
Do you coat the stem walls too?
Yes, when you want them done. Coating the stem walls ties the floor and walls together so there is no raw concrete band left around the edges of the garage.
What does a flake garage floor coating cost?
This job came in between $2,900 and $3,100 for about 420 sq ft plus stem walls. Your price depends on the floor size, how much crack and joint repair the slab needs, and whether you include stem walls.
Why do you grind the floor first?
Grinding opens up the concrete surface so the polyaspartic base coat can bond to it. Coating smooth or dirty concrete without grinding is one of the most common reasons a garage floor coating peels.
