After a Plumbing Install: Commercial Floor Coating in McMinnville, OR

Project Overview

This commercial floor coating job was at a business in McMinnville, OR, where plumbing pipe had been installed through part of the floor. Once the plumbing was done, that section of floor needed to be prepped and coated so it matched up with the rest of the space.

The coated area ran about 445 sq ft, including a 4 ft by 10 ft section that carried into the next room. We also ground the hallway as part of the prep. The finish is a flake coating in Domino.

Challenges Faced

The big one was old adhesive left on the concrete. Coating will not bond over adhesive, so every bit of it had to come off before we could put anything down. Our plan going in was to grind it off, with hand stripping as the backup if the grinder couldn’t get it all.

Getting the adhesive off took more time than the original bid allowed, so it was added to the job as extra work. Please note that this is common on floors that had carpet or tile glued down at some point, and you usually can’t tell how much adhesive is under there until the grinding starts.

The work also had to happen on a Saturday, so we planned prep and coating around that day.

Our Commercial Floor Coating Process

  1. Ground the coating area and the hallway.
  2. Removed the old adhesive down to clean concrete.
  3. Prepped the section where the plumbing pipe was installed, including the area into the next room.
  4. Coated the floor and broadcast Domino flake.

Final Results

The section of floor that had been opened up for plumbing is now coated and finished in Domino flake, with the area into the next room done at the same time. Clearing the adhesive first gave the new coating clean concrete to bond to.

Frequently Asked Questions (FAQ)

Can you coat just one section of a commercial floor in McMinnville, OR?

Yes. On this commercial floor coating job we coated about 445 sq ft where plumbing had been installed, plus a small area into the next room, rather than the whole building.

Can you coat over old flooring adhesive?

No. Adhesive keeps the coating from bonding to the concrete, so we grind it off, or strip it by hand if grinding won’t remove it, before any coating goes down.

Why did adhesive removal cost extra?

How much adhesive is on a floor usually isn’t clear until grinding starts. On this job the removal took longer than bid, so it was billed as additional work.

Do you work weekends on commercial floors?

We can. This job was done on a Saturday, and we schedule commercial floor work around what the business needs when we can.
